Many neighborhoods in Pearland, Sugar Land, Missouri City, League City, Friendswood, and Bellaire have Homeowners Association restrictions on fence installation. Violating HOA rules can result in fines, forced removal, and neighborhood disputes. Here's what you need to know before building a fence.
Common HOA Fence Requirements
- Material restrictions: Many HOAs require cedar or wrought iron, prohibiting chain link and sometimes vinyl. Some newer communities allow composite fencing.
- Height limits: Typically 6ft maximum for backyard fences and 3–4ft maximum for front yard fences. Corner lots often have additional restrictions for sight-line safety.
- Style requirements: Board-on-board, cap and trim, or specific picket styles. Many HOAs require the "good side" (smooth side) to face outward.
- Color restrictions: Natural wood stain, specific stain colors, or particular paint colors. Some HOAs prohibit leaving cedar to weather naturally (gray).
- Setback rules: Distance requirements from sidewalks, streets, property lines, and easements. Typically 1–3ft from property lines and behind the building line for front fences.
- Gate requirements: Some HOAs require gates to match the fence style exactly. Others restrict gate widths or locations.
